Trading in the letting and management of property within the UK since 1999, Raffordia Property Management offers Landlords and Homeowners our expertise and experience together with our highest standards of property management here in the sunshine state of Florida. Operating in and around the Orlando area our office staff and maintenance team are here to look after your home and guests 24 hours a day, seven days a week. Our objectives are quite simply to ensure homes are maintained to the highest standards so that both owners and visitors alike enjoy the maximum comfort during their stay.

All our homes are within easy reach of the theme parks or allow you the rest and relaxation in peaceful surroundings if you prefer. Alternatively, if golf is your passion then enjoy a break at one of our many properties situated at the Southern Dunes Golf & Country Club.

Property Management

We at Raffordia are pleased to offer a range of property care services to homeowners for their Florida vacation homes and holiday rental villas. We endeavour to give both holiday makers and owner’s peace of mind when it comes to the management of their Florida home here in Orlando. Our priority is to ensure that everyone, both guests and owners alike, are either happy and content with their vacation rental or simply confident their investment is being looked after.

We dedicate the time needed to ensure that your property is well maintained to the highest standards. Our property services include villa cleaning, pool care service, lawn and yard maintenance and to support these facilities we operate our in-house maintenance team and two 24 hour emergency telephone lines in readiness to attend any situation.

In addition to the daily managing of property we can also offer assistance in securing rentals, attraction tickets, car hire and limousine services together with recommended professionals for tax, accounting and insurance.

Whether you are looking for a short or long term rent we can help. Maybe a five day golfing break, an extended stay in the sun for two or three months in the winter or simply looking to rent a home for permanent residency we are here to help whatever your need.

Housekeeping Services

Cleaning of the rental property will include washing linens and towels, changing bed linens, dusting furniture, sanitising bathrooms, cleaning and emptying the refrigerator, oven, microwave, countertops, cleaning/vacuuming floors, and preparing the villa to receive new guests

Carpet Cleaning

Upon request, we can have the carpets steam cleaned.

Pool & Spa Service

The pool is an extremely important feature of your holiday rental and should be maintained in a clean and sparkling condition. We will ensure it is thoroughly cleaned and the relevant chemicals checked and balanced. Water levels will be topped up in order for the filtration system to work efficiently. The pool and/or spa heating will be turned on/off on changeover days at the request of the homeowners

Pressure Washing Paths/Driveways & Pool Decks

Due to the humid Florida weather, it is highly recommended to pressure wash pool deck areas and pool furniture several times per year to keep them clean, presentable and to avoid algae infestation. As these areas are prone to spilled drinks and dropped food, keeping the decks clean will also assist in fewer pest infestations as well as avoiding stains.

Repairs & Maintenance

On occasion accidents do happen. We can provide a quote to have the necessary repairs addressed. Routine maintenance may include removing slight marks on walls whenever possible, replacing light bulbs, replacing batteries, air conditioning filters, sweeping outdoor entry door areas, and picking up litter from the property

Pest Control

The chemical treatment of indoor as well as outdoor perimeters to deter pests and assist in the elimination of insects is a necessary requirement in a tropical climate. Occasionally, either nests under the eves, mud daubers around the windows, or spider’s nests are found in the pool area or areas surrounding the windows or doors. Unless the infestation is a large one, it can normally be alleviated. In the case of large infestations, specialist pest control may be required.
